  1. What does the inspection cover?
    Tip Top Property Inspections provides a comprehensive inspections of your home to include: - Structural - Electrical system Plumbing systems --Heating and Cooling systems -Walls, ceilings, and floors Attic -Basement and crawl space -Garage -Grading -Roof -Exterior siding
  2. How much does an inspection cost?
    Cost may vary depending on the size and age of the home or property. The typical range would be between $300-$600. But, we do give discounts to first time home buyers, military, first responders and senior citizens 65 and older. Consider the value of the home inspection in terms of the investment being made to protect you and your family.

  4. Will I be able to attend the inspection?
    Absolutely!!! We encourage our clients to attend the inspection, so we can educate you on the complexity of your home. This is a valuable educational opportunity for the realtor, seller and the buyer. See your prospective home through the eyes of the professional.
  5. How long will the inspection take?
    The average inspection should take between 2-3 hours depending on the condition and size of the property. We want to take the time to properly educate you on your house so you can make an informed decision.
  6. What type of inspection report do you provide to your clients?
    Tip Top Property Inspections provides a comprehensive full report, a summary report, and photos and captions. The report should be delivered to you the next morning following the inspection. If the report is needed sooner we will do our best to accommodate your request.
  7. Can you repair the items noted in your inspection report?
    Tip Top Property Inspections is not able to do repairs on a property we inspect as it would be a conflict of interest. We would be happy to suggest solutions for a DIY repair or re-inspect after the repairs have been made.
  8. What type of inspections to you offer?
    We offer "Buyers Inspections", Pre-listing (Sellers) Inspections, 1 year Warranty Inspections, and Rental Property Inspections
  9. Do you belong to any professional home inspector association?
    Tip Top Property Inspections is a member of InterNACHI (International Association of Certified Home Inspectors). This membership provides us continuing education courses and keeps us updated on the latest building technologies and changes in building and inspection codes.
  10. How did you get into doing Home Inspections?
    With my construction background I was often called on by friends and family for my opinion on problems they were having with their homes. I was surprised at the amount of poor workmanship there was and how many defects & problems were missed by homes that had been "inspected". I knew then I could put my knowledge to better use -- so I started Tip Top Property Inspections, LLC.
